General Leasing Questions

Can additional furniture be brought into the apartment?
You are welcome to bring additional furniture with you, but don’t forget that all of our apartments are fully furnished. You are welcome to move the furniture around to best suit your preferences, however none of the furniture may be removed from the apartment.
Can I pay my bill with a credit card? Is there an extra charge?
Yes! View your balance, submit electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer or smartphone. Visit www.OneOn4thApartments.com and click the “Resident Login” button. There is a 3 – 5 percent convenience fee to make payments with credit card, or $1.50 fee for eCheck.
Do I have a meal plan?
Meal plans are not offered at One on 4th.
Do you allow pets?
One on 4th is a pet friendly community! No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment. Please see a leasing professional for further details.
How are roommates matched?
Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to match you or enroll you in RoomSync! If we match you with a roommate, we look closely at the information both you and your potential roommates have provided in your application and on your roommate matching card and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.
How close to campus are you?
We are located 1 block from Oklahoma State University.
How do our rates compare to on-campus housing rates?
When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
How many people live there?
Every year the total number varies just slightly, but we have room for 475 residents.
If I am over 21 do I need a guarantor?
Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, EdR Management, Inc. will accept a security deposit equivalent to one (1) installment.
If I pay in full, do I get a discount?
One on 4th does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
Is parking available?
We have a limited amount of parking spaces available for lease on a first come, first served basis. Please see a leasing professional for further details on getting parking added to your lease.
What do I need to hook up my computer to the internet?
You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.
What if I need to cancel my lease?
Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. We offer lease re-assignments for a $200 fee. Please see a leasing professional for further details.
What is the cost?

What size are the beds?
Our beds are full-size, extra-long. We suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.
What types of leases are available?
We offer 5, 10 and 12 month installment leases.
What utilities are included in my monthly installment?
Our rental package includes all utilities*, cable and high-speed internet. *Electricity has a $35 cap per person.
When can I move in?
Move in date for Fall 2018 is August 17, 2018 beginning at 9AM.
When do I put down a deposit?
If you do not have an approved guarantor, you must pay a deposit (equivalent to one (1) installment) within 10 days of signing your lease.
When is my first payment due?
Fall 2018 residents will need to pay their first month’s installment by August 17, 2018.
Will you send me a bill for each installment?
We do not send any type of invoice for rent. However, rent is due at the first of the month and is considered late after midnight on the 2nd.

Renewal Questions

Can I request different roommates?
We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.
What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, will my guarantor have to sign again?
No. Your guarantor doesn't have to do anything extra!
If I renew, do I have to move out then move back in?
When you renew and choose to stay in your current spot, no moving is required!
I'm graduating in December, can I still renew?
Contact the office for details on the options available to you.
I just moved in, is it too early to renew?
Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.
How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

When do I start paying the new rent amount?
On the first day of your new lease.
